THE VISION

Golden sunsets, coastal culture and the highest of hospitality. Station Street will have it all.

The Station Street project will transform Cottesloe’s town centre into a world-class, mixed-use precinct bringing together thoughtfully designed apartments, a luxury-lifestyle hotel and a hospitality precinct unlike any other.

Through careful planning and design, in partnership with Architectus, the development will activate Station Street and De Nardi Lane, creating a vibrant urban precinct for residents, visitors and the Perth community.

Refined Apartments

Station Street Cottesloe will offer thoughtfully-designed, sophisticated apartments, across two buildings, with dedicated resident-only amenities.

Luxury-Lifestyle Hotel

A luxury hotel will strengthen Cottesloe’s reputation as a world-class tourist destination and provide much-needed accommodation for visitors.

Outstanding Hospitality

The ground floor precinct of the Station Street project will include curated food and beverage options for locals and a destination for visitors, underpinned by hospitality of the highest order.

Walkable Neighbourhood

With everyday essentials, grocers, and wellness services within an easy walk, as well as Napoleon Street retaining connection through De Nardi Lane, Station Street Cottesloe will re-imagine the Cottesloe town centre as a walkable, urban experience.

Street Activation

This project is all about celebrating Cottesloe’s legacy attributes – its walkability, sandy-footed sophistication, and interesting laneways. Surrounded by energetic retail and hospitality, newly layered streets, alfresco dining and terrace landscaping will enhance the streetscape.

Transit-Oriented Development

With Cottesloe METRONET railway station and Stirling Highway a stone’s throw from the precinct, Station Street Cottesloe is perfectly positioned to welcome tourists and encourages the use of public transport.

Community benefit

Station Street Cottesloe will be a sophisticated urban precinct, building on the established character and offerings of the existing town centre, whilst providing new public and residential amenities that help to take the pressure off Cottesloe Beach.

What is the purpose of this website?

The purpose of this website is to provide information and gather community feedback on the proposed mixed-use project by Sirona Urban.

What is the address of the development?

The proposed development sits on the combined site at 7-11 Station Street, Cottesloe, which currently has two U-shaped retail buildings.

How can I provide my feedback?

You can provide your feedback on this proposed development by visiting the DPLH Have Your Say website.

Are the plans and designs on the website final?

No, the plans and design presented on this website may change and are subject to community or state planning design feedback. Final project details will be shared as the development approval process progresses.

What is the planning process?

This development was submitted to the Department of Planning, Lands and Heritage (DPLH) for assessment, and determination by the Western Australian Planning Commission (WAPC) under Part 17 of the Planning and Development Act (2005). Since the initial application in late 2021, the proposal has undergone design review and is currently out for public consultation.

While a local planning scheme amendment is still under review, the WAPC’s Part 17 pathway allows the development to be considered ahead of the amendment. The pathway has the potential to support a more timely delivery of the project, transforming the Cottesloe town centre and serving as a catalyst and design benchmark for broader redevelopment of this high-amenity metropolitan activity centre.

Further details on the pathway, and the distinction between Part 17, and the new permanent Part 11B pathway can be found here.

What will happen to the existing car bays on the 7-11 Station Street site?

There are currently 36 public car bays on this site. On development completion, there will be an improved public car park, with approximately 45 bays available to visitors. These will be located below ground with 2 proposed access points from Station Street for easy entry/exit.

The render of Station Street shows additional landscaping and removal of some car bays along the street. Why?

The Town of Cottesloe adopted the Station Street Place Making Strategy (SSPMS) in May 2017, in response to the identified need for a holistic revitalisation of Station Street, its lanes and the adjacent railway land. The development’s proposed design has been carefully considered to integrate into the Town of Cottesloe’s SSPMS, including the proposed future state of Station Street.

COMMENT

We are committed to designing a development that brings to life a new urban experience in Cottesloe’s town centre.

By delivering a mix of uses that complement and elevate the appeal of the surrounding area, including the retail offerings at Napoleon Street, the centrality of the town, and proximity to the beach, our proposed plan represents a transformative opportunity for the Perth and Cottesloe communities.
